By accepting this reservation, you are agreeing to the terms and conditions as outlined below.

Fees
A fee of $75.00 will be charged for all returned checks.

Deposits & Payments
A deposit of 25% of total rent and a 4% non refundable administrative fee is required to secure the reservation.

If the reservation is canceled at least 60 days before the reservation begins, your deposit, less applicable processing fees will be refundable.

Final Payment is due 30 days prior to the arrival date, full payment includes rental balance, all fees and taxes. Guest credit card on file will be charged the remaining balance 30 days prior to arrival. Payment by check must be received 30 days prior to arrival date. If funds are not received by check or credit card 30 days prior to arrival date, then reservation may be cancelled and rental deposit forfeited.

A 24-hour courtesy hold is available without obligation. However, once you have provided your credit card information and are given a confirmation number, your reservation is guaranteed and subject to all cancellation fees.

Security Deposit & Damage
Renter hereby authorizes The Beachcomber to charge the credit card on file for the cost of repairs, replacement, services, telephone charges, extra cleaning or laundry for all damage, breakage and/or loss incurred during his/her stay. In the event of damage to the premises, its equipment, furniture, or carpeting, renter shall be responsible for damage costs including collection costs and attorney’s fees. Documentation detailing damages and charges will be provided to the guest.

Cancellations & Refunds
Cancellation less than 60 days before the reservation begins will result in the forfeiture of your deposit.

All notices of cancellation must be in writing.

Should the owner of any property elect to remove their property from our rental program, the guest shall not hold The Beachcomber liable.  In such an instance, the guest will be relocated to comparable accommodations, based upon availability. If comparable accommodations are not available, the guest will receive a full refund.

If you or anyone in your party gets locked out of your unit after office hours and a staff member is summoned to enable you to gain entrance, you will be charged $50.00.

Check-In / Checkout

We do not allow Sunday or holiday arrivals and require a 7 night minimum stay.

Upon receipt of your payment, your Reservation Confirmation will be emailed to you. Enclosed will be the instructions to retrieve your keys. It is imperative that you have the instructions with you when you arrive.

Check-in is 3:00 p.m. or after

Check-out is 10:00 a.m.

Failure to check out on time could result in a $50 late fee.

Renter and renter’s entire party must vacate the property and return the keys to the office not later than 10:00 am. For lost keys, $25 will be charged.

Condo Equipment
All condos are privately owned and equipped for basic vacation needs. Kitchen utensils and a starter supply of soap and paper products are made available for all rentals. You will need to bring or purchase additional supplies.

Maintenance problems in the condo will be handled in a timely and professional manner. The rental rate will not be adjusted due to any malfunction of equipment, which includes TV’s, VCR’s, DVD’s, air condition units, hot water heaters, stoves, refrigerators, door locks, etc.

Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to change units for any reason.

Maximum Occupancy
1-bedroom units will allow 4 people, there is a $10 a day charge for the 3rd and for the 4th person. 2-bedroom units that allow 6 people there is a $10 a day charge for the 5th and for the 6th person. This policy is strictly enforced.

No Smoking
All condos are Non-Smoking! No exceptions – $300 fine.

Pet Policy
On behalf of our guests and owners that suffer from asthma and allergies, no pets are allowed on the property.  No exceptions – $300 fine.

Cleaning
Renter agrees to maintain the cleanliness of the premises during the occupancy and to leave the premises in good condition upon departure.

Additional Provisions
The agent may enter the premises at any time in the event of emergency, but will use its best efforts to give 24-hour notice for normal maintenance or sales inspections.

Disclaimer
The renter agrees that The Beachcomber shall not be liable to renter, renter’s guests, invitees or any other person for any injury, loss or damage to any person or property on or about the rental premises. Renter shall hold The Beachcomber harmless and indemnified from and against all loss or damage occasioned by use, misuses or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect, or default of the renter, his/her guests or invitees. The renter acknowledges that The Beachcomber is acting solely in the capacity of agent for the property owner, and assumes no liability thereunder.
